Innovation has always been a vital part of Mahindra Lifespaces, not just for setting the yardstick for advanced living, but also to ensure that the environment is protected and conserved for the future generations.
As evidence to its efforts for the environment, Mahindra Lifespaces have received highest rating i.e. platinum or gold pre-certification for its projects. It has already implemented a number of green building initiatives, both as a mandatory part of the green building development and to ensure healthy living spaces for its residents.
The Indian Green Building Council's (IGBC) Green home rating system is developed in line with Leadership in Energy and Environmental Design (LEED) Rating System which is an internationally accepted benchmark for the design, construction and operation of high-performance green buildings.
IGBC-GH provides building owners, architects, consultants, developers, facility managers and project managers the tools they need to design, construct and operate green buildings. It promotes a whole-building approach to sustainability by recognizing performance in the five key areas namely- sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.
Mahindra Lifespaces has become India's first green home developer by adhering to the IGBC Green Home rating system.
Also, it is the first company to receive the platinum-rated green homes pre-certification. Mahindra Chloris, Faridabad has been awarded as the 'Platinum Rated Pre-Certified Residential Green Building' under the IGBC Green Homes rating system, followed by its other project, Mahindra Royale, Pimpri, Mahindra Splendour, Mumbai with the prestigious platinum rating in precertification.
The initiatives applied into these projects by Mahindra Lifespaces include:
Improved Ventilation: An openable window space provided to the floor space ratio of over 15 per cent.
Control of Contaminants and Improved Moisture Management: Low VOC (Volatile Organic Compound) paints, adhesives and sealants used inside the apartments
Reduced Heat Absorption: High albedo-insulating material used on the terrace roof, with an SRI (Solar Reflectance Index) value of over 78, to reduce heat absorption.
Reduced Energy Requirement for Indoor Air-Conditioning: High energy efficient, low emissivity (Low-e) glass installed in all fenestration which will have low SHGC (Solar Heat Gain Co-efficient). This glass has a high light transmission ratio with low shading coefficient, which in turn induces more daylight effect than normal glass.
Building Envelop: Low thermal conductivity Fly ash brick is used for internal as well on as external walls.
Water Saved: Highly water efficient fixtures with aerators installed in water outlets in each apartment to minimize wastage and reduce water demand up to 30%. An in-house STP (Sewerage Treatment Plant) also installed to reuse wastewater generated from the building, to further reduce the potable water demand.
Ground Water Recharge: An innovative erosion and sedimentation control management system developed outside the building, with rainwater harvesting system and storm water management to recharge the ground water
